Smartland is a rapidly growing Private Equity Real Estate company overseeing 1,400+ residential units across Northeast Ohio. We are seeking a strategic, hands-on Director of Maintenance to lead our maintenance operations, elevate property performance, and ensure every community in our portfolio remains safe, efficient, and well-maintained.

What You’ll Lead

As the Director of Maintenance, you will oversee all maintenance operations across multiple apartment communities and single-family homes. You will lead Maintenance Managers, Technicians, and vendor partners, while ensuring seamless communication with the Operations and Property Management teams.

This role reports directly to the Operations Director.

On-call expectations for major emergencies or critical operational needs

What You’ll Do

Lead and manage maintenance operations across 1,400+ residential units
Oversee and evaluate maintenance staff: hiring, training, scheduling, coaching, and performance accountability
Direct all service requests, repairs, installations, and improvement projects to company standards
Troubleshoot complex mechanical, electrical, HVAC, and plumbing issues as needed
Develop and implement preventive maintenance programs to reduce emergencies, downtime, and costs
Manage CAPEX and OPEX budgeting, procurement, material inventory, and cost controls
Oversee compliance with OSHA, safety procedures, and company safety initiatives
Manage vendor relationships, bids, contracts, and project scopes
Oversee fire, alarm, and life-safety systems across multiple properties
Conduct regular property inspections to ensure city code compliance and Smartland quality standards
Monitor and manage key KPIs:
- Work order turnaround times
- Unit turn efficiency and timelines
- Preventive maintenance completion rates
- Safety compliance
Ensure accurate use of maintenance software (AppFolio or similar) for tracking, reporting, and analytics
Lead process improvements to modernize operations, strengthen efficiency, and support company growth

What You Bring

3+ years of experience in residential, multifamily, or facilities maintenance
2+ years of leadership or supervisory experience
Strong expertise in mechanical systems, electrical, plumbing, and HVAC
Ability to manage multiple sites, prioritize tasks, and coordinate distributed teams
Proven ability to build a strong team culture based on accountability, safety, and performance
Experience creating and managing budgets, evaluating bids, and overseeing capital improvements
Excellent communication, organization, and problem-solving abilities
Comfortable using maintenance technology, dashboards, and reporting systems

Nice to Have

Trade certifications (HVAC, plumbing, electrical, or OSHA safety)
Experience with AppFolio, Yardi, or other property management systems
Experience in multifamily, commercial, or mixed-use portfolios
Strong analytical skills for performance and trend analysis
Experience implementing new systems or standard operating procedures (SOPs)
