Smartland, a Cleveland-based owner and operator of apartment communities and single-family rentals, is hiring a Grounds Maintenance Technician to help keep our properties clean, safe, and welcoming.

This role is ideal for someone who enjoys hands-on work, being outdoors, and seeing the immediate results of their efforts. Your work will directly impact curb appeal, safety, and resident satisfaction.

Schedule

Monday–Friday, full-time
Early mornings and occasional weekends during snow events
Travel between nearby Cleveland-area properties
Mileage reimbursement available when using your own vehicle (if applicable)

What You’ll Do

Maintain clean, safe, and well-kept grounds across apartment communities
Remove trash, debris, and clutter from common areas and outdoor spaces
Keep walkways, parking lots, lawns, and shared areas presentable
Assist with moving appliances, furniture, materials, and supplies as needed
Perform seasonal work including snow removal, ice management, and salting
Operate and maintain groundskeeping equipment (mowers, blowers, trimmers, shovels, etc.)
Identify and report safety hazards, property damage, or maintenance concerns
Support maintenance teams with general labor and daily tasks
Follow all company safety procedures and maintain organized work habits

What You Bring

Dependable, punctual, and consistent attendance
Strong work ethic and ability to work independently
Professional and respectful when interacting with residents and staff
Ability to lift 50–75 lbs and perform outdoor labor in all weather conditions
Valid Ohio driver’s license and clean driving record
Reliable transportation between assigned properties
Ability to follow instructions, complete checklists, and meet standards

Stand-Out Skills (A Plus)

Landscaping or groundskeeping experience
Attention to detail and pride in maintaining clean, attractive communities
Good communication and teamwork skills
Flexibility to adapt to changing priorities
Ability to spot issues early and report them promptly
