Smartland® is seeking up to $15,000,000 in equity investments from accredited investors, with $3.98 raised to date. The fund launched on June 1, 2023, with a five-year term, expected to conclude on June 1, 2028. Investors will receive an annualized 10% preferred return, paid monthly over the investment term. Capital will be utilized for the acquisition, renovation, potentially ground-up development, holding, and sale of single-family and small multifamily properties ranging from 1 to 50 units in high-opportunity submarkets across Northeast Ohio and Florida. Renovations adhere to a value-add-focused model executed by Smartland’s in-house labor teams. This vertically integrated approach is designed to streamline operations, reduce costs, and maximize asset value upon sale. Once renovations are completed, each property is listed on the top retail platforms; if unsold, they are leased and repositioned for sale to turnkey real estate investors.
