2009

Roll out asset management product for banks

CRG establishes a synergistic relationship with CPMG by re-utilizing and expanding the REO servicing department into a comprehensive Preservation/Management Company.
2010

25th Employee Hired, Managing Over 500 Properties

CRG identifies their first government relationship and partners with local municipalities to revitalize neighborhoods using federal stimulus funding.
2011

Expanded into residential construction

To achieve higher efficiency and the proper synergy during the renovation process, CRG establishes residential construction services, offering high-end products at competitive prices.
2012

Rolled out first investment product for professionals

Established as a consortium of CRG and CPMG, Smartland offers clients a comprehensive set of real estate investment and management services from a single company.
2013

30th Employee and over 700 Properties Managed

Smartland’s portfolio expands to 700 residential units due to new opportunities offered as market presence and product demand increase exponentially in the Northeast Ohio area.
2014

Exited $90M AUM portfolio to Keller Williams executives

The company’s largest single-year development to date, Smartland added an additional 300 residential units to its investment portfolio, expanded its team of in-house professionals, and integrated software proficiencies that connect team members with investors and tenants.
2015

Expanded into Multi-Family

Continuing its exponential growth, Smartland is expanding acquisition efforts of multi-family buildings and offering management services to apartment operators throughout Northeast Ohio.
2016

Launched digital equity platform for investors

Launched one of the first internet real estate crowdfunding platforms, Smartland. Using new regulations, Smartland successfully raised over $5,000,000 in its first year. In addition, we also raised the first syndication of a real estate fund in cryptocurrency (Bitcoins). Great pivotal year for Smartland!

2017

Acquired Chicago based financial company PeerRealty.com

We acquired a Chicago based crowdfunding platform to further expand our footprint in the midwest. This platform has raised close to $100M by crowdfunding and syndication. Also, acquired Body Block Apartments, a Cleveland, OH staple for over 100 years.
2018

Launched three multi-family value add PPOs

Partnered with Investor Management Services (IMS) in order to further expand and simplify communication and reporting with high net-worth investors, family offices and small institutional investors. Successfully closed the first deal using IMS platform for $4.6M. In Q4, we are excitingly launching the following three funds: Single Family Residential Fund, Multifamily Value-Add Fund, and an Opportunity Zone Fund.
2019

Deploy Capital from our 3 newly established funds, Reach 2,000 Units

To accelerate deployment of the multi-family fund, Smartland will contribute $8 million dollars portfolio as our equity contribution. Similarly, Smartland will invest an SFR portfolio into the SFR fund. Smartlands goal is to acquire a large portfolio of multifamily and SFR assets in the Midwest using our funds.
2020

Increase Midwest Reach and beyond, Reach 3,500 Units

Steven Gesis
Executive Vice President
Steven is responsible for the strategic direction and performance of all teams within Smartland. As EVP Steven is the catalyst for all department directors to ensure the Smartland vision and Smartland standards are being implemented and adhered to. Prior to joining Smartland, Steven was an Operations Administrator at Cleveland Clinic, where he was the instrumental in the implementation of new strategies and efficiencies. Steven holds an MBA from CSU Monte Ahuja School of Business as well as a Bachelors from The Ohio State University. Steven and his wife are both blessed and very busy with 3 children under 4 years old.
Vadim Kleyner

Vadim focuses on the company’s investment strategies to help transform Smartland into a national real estate investment powerhouse. Prior to founding Smartland, Vadim served as VP at Cleveland Restoration Group, where he managed and developed strategic real estate investment models. These unique models created so much success that the business expanded throughout the nation. Vadim enjoys flying, making wine and engineering things including but not limited to a custom Harley Davidson motorcycles. Enjoys and insists on work/life balance with his wife of 25 years and 3 children.

As the Real Estate Broker, Irina uses her intricate knowledge of the buying and selling process in overseeing all of the real estate transactions. As a liaison between real estate agents, clients, escrow companies, and mortgage brokers, Irina closely monitors each stage of the deal from contract signing through closing to efficiently manage the home sale or purchase transaction. She holds an Bachelor Degree in Physics Science from Gomel State University.She is a member of the National Association of Realtors and the Akron Cleveland Association of Realtors. She currently lives in Gates Mills with her husband and 3 kids.In free time you will find her and her husband on soccer fields and theaters watching kids.Irina loves to travel,shopping and spending time in the sun.

Eric has been a fundamental part of the Smartland team for five years as the Creative Designer and Construction Coordinator for renovation projects. In this role, Eric oversees the entire production process and is responsible for the scheduling, logistics, subcontracting, and staffing needs associated with these projects. In order to accurately estimate costs and set quality standards, Eric is involved in all phases of production from conception to completion. He is also accountable for the creative design aspects of kitchen and bathroom layouts including visionary architecture, color schemes, and concepts. Eric earned an engineering degree from Odessa College in Ukraine.

Valerie oversees day-to-day property management and leasing operations from inception of a tenant’s lease to their living experience with Smartland to their move-out. In addition, Valerie is a licensed real estate agent with twenty years of experience in residential, commercial and corporate real estate and continues to work with both internal investors as well as external buyers and sellers. As Client Relations Manager, it is important to Valerie to harbor positive relationships with Smartland’s tenants, investors and vendors. She is a Cleveland native and supports the city development and sports teams. Fun fact, Valerie and her fiance own a pet pig!

Matt wears many hats and has experience in almost every department of the company. Personally, Matt is a newlywed and enjoys watching and coaching baseball. Darin is responsible for supervising the Design Department and all its functions. He oversees project site documentation, design creation and development, virtual realistic 3D renderings and presentations, production of construction documents, continued design support for projects during construction, and training of computer-aided drafting (CAD) technicians. Darin has also spent time as a Construction Estimator at Smartland giving him a greater awareness of the processes associated with that part of the industry. Darin has over 30 years experience in residential and commercial design and over 20 years of project oversight in the field.

Alex supervises the maintenance associates who perform services and repairs for our investors and tenants at Smartland. Alex is accountable and prepares work schedules, assignments and oversees the satisfactory completion of all maintenance work orders. He then maintains the management system for tracking work orders and maintenance history. Alex has a knack for quick troubleshooting and figures out how to accomplish tasks at hand. His hard-working nature and hands-on mentality makes Alex an imperative part of the Smartland team. In his spare time he enjoys spending time with his kids, hunting, fishing, riding dirt bikes, water parks and amusement parks.

Anthony works with the construction team as Construction Estimating. He also project manages our design-build projects. With 20- years experience in the residential and commercial markets, Anthony’s background spans from completing the 4 year carpenters union apprenticeship training program along with receiving multiple National Craftsmanship Awards. Invited to Harvard university’s longest running fellowship the TUP (trade union program) and achieved an associates degree in labor studies. In his free time, he enjoys spending time with his young son and wife exploring the outdoors. He is an avid outdoorsman, from hunting and fishing to kayaking and backpacking.

Gabriel is an Architectural/Engineer technician with 13 years of experience in the field. Gabriel has two associate degrees including land surveying and has experience in that field. In the last 3 years Gabriel was integrated to the fitness life that change his lifestyle, mind and body. In his free time he enjoys working out at the gym and with friends. Tim manages Smartland’s residential contractors website, operates social media outlets and develops marketing campaigns using Hubspot. He works with partners to develop blogs that are featured on the company website. Tim also visits the renovation locations to take pictures and videos that he uses in digital advertising. In addition to marketing efforts, Tim is the first point of contact with home renovation leads. As a fan of all things Cleveland, Tim is excited to assist with Smartland’s growth throughout Northeast Ohio. With a bachelor’s degree from John Carroll University and internship experience with ESPN Cleveland, Tim specializes in digital and social content creation.
