Job Duties
- Overcome obstacles and deliver results
- Manage multiple renovation projects and effectively influence, negotiate and communicate with internal and external departments including property management, real estate managers, architects and engineers, IT team members, contractors and vendors
- Evaluate site feasibility including customer, delivery access and general prototype program requirements
- Create and track project budgets from initial site evaluation through project closeout
- Establish effective relationships along with an understanding of municipalities’ permit processes and schedules
- Lead weekly meetings to keep all partners aligned on scope, schedule, permitting and budget
- Responsible for on-site supervision during the construction process including management of general contractors, subcontractors and owner vendors
- Deliver projects on time and on budget
- Participate in the design development process to collaborate and value engineer construction methods to reduce time and cost
- Manage change order negotiations and contract compliance
- Ensure contractor compliance safety/OSHA requirements are met on all sites to minimize risk
- Site visit to each region/RCM – 2x monthly at a minimum
- Travel approximately 30%
Requirements
- BA/BS degree from an accredited university
- 10+ years of experience in multifamily construction management demonstrating progressive responsibility and growth within the construction industry
- Have strong project management experience and preconstruction/construction experience
- General knowledge of building codes
- Proficient in MS Excel and MS Project
- Experience developing and managing budgets, schedules as well as experience negotiating the scope of work
- Ability to conduct financial business case analysis/translate information into useful formats and draw
- Excellent written and oral communication skills and the ability to meet tight deadlines and prioritize workloads
- Provide business decision support and participate/lead special projects
- Strong organizational skills
- Self-motivated, able to work both independently and collaboratively within a team as projects dictate
- Able to travel up to or beyond 30% based on project workload
L10 Meeting Responsibilities
- Attend and actively participate in the Level 10 meetings (L10) under standard guidelines
- Responsible for updating the KPI’s, ROCKS, To-Do’s prior to meeting
- Complete at least 80% of weekly To-Do’s prior to meeting
- Partner with the project managers to actively participate in entering, discussing and solving regional issues using the IDS model
- Maintain and successfully drive the L10 meeting(s) with direct reports
Managing, Training, and Mentoring
- Recruit and hire purchasing agents, pre-con administrators, site services and associates using the standard guidelines and tools
- Responsible for hiring, training and managing the performance of the pre-construction teams
- Complete quarterly people analyzer the first month in the quarter for the previous quarter and provide results to the executive team for your quarterly business review
- Maintain employee performance plans using the standard guidelines
- Hold weekly 1:1 meetings as needed with pre-construction, purchasing and site-services employees to review their job status and performance metrics
- Maintain a results-oriented team culture consistent with the company’s values
- Inspect a minimum of two units per week for training opportunities and quality control
- Maintain adherence to the Jobsite Safety Protocol
