Smartland is a fast-growing real estate and property management company overseeing a diverse portfolio of apartments and single-family homes across the Cleveland area. We’re seeking a high-performing Property Manager to lead daily operations, create exceptional resident experiences, and drive strong financial and operational performance.

This role will manage 300+ apartment units across multiple residential communities.

Schedule

Monday–Friday (standard schedule)
On-call rotation required
Occasional weekend or emergency availability

What You’ll Do

As a Property Manager at Smartland, you will be the operational leader responsible for the performance, stability, and growth of your assigned community.

Your responsibilities include:

Manage a 300+ unit residential portfolio within budget and operational standards
Maintain high occupancy, strong collections, and low delinquency
Hold staff accountable for meeting leasing, maintenance, and customer service KPIs
Lead, train, coach, and schedule onsite teams to ensure consistent performance
Oversee leasing activities, maintenance operations, and turn efficiency
Ensure compliance with Fair Housing laws, safety regulations, and company policies
Prepare accurate weekly and monthly performance reports for the Regional Manager
Make timely, data-driven decisions to meet goals and resolve issues
Strengthen resident satisfaction through proactive communication and engagement
Manage vendors, approve work orders, and monitor expenses
Maintain unit turn timelines and ensure quality control across the portfolio

What You Bring

Minimum 2 years of residential property management experience (multifamily preferred)
Strong understanding of Fair Housing laws and compliance
Leadership and team management capability
Ability to enforce policies, hold team members accountable, and handle difficult conversations
Strong organizational, communication, and problem-solving skills
Experience with budgeting, financial reporting, and performance metrics
Proficiency with Google Workspace; AppFolio experience is a plus
Ability to work in a fast-paced environment and manage multiple priorities
