At Smartland, we believe that well-maintained properties are the foundation of thriving communities. As our Director of Maintenance, you’ll oversee operations across multiple sites, lead skilled teams, and ensure excellence in every aspect of property maintenance and facility management.
What You’ll Do Day to Day
- Oversee the daily operations and performance of the maintenance department and staff
- Direct service calls, repairs, installations, and improvements according to company standards
- Troubleshoot complex maintenance issues and provide hands-on leadership when needed
- Hire, train, schedule, evaluate, and motivate maintenance personnel
- Develop and implement preventive maintenance programs to reduce downtime and costs
- Ensure compliance with OSHA, safety programs, and training initiatives
- Manage vendor relationships, bids, and contracts for maintenance and improvement projects
- Oversee and maintain fire and alarm systems across multiple properties
- Conduct property inspections and ensure city compliance
- Manage the work order system, delegating tasks and tracking completion
- Administer budgeting, procurement, and maintenance planning processes
What You Bring
- 3+ years of experience in facility or property maintenance
- 2+ years in a leadership or supervisory role
- Comprehensive knowledge of mechanical systems, plumbing, electrical, and HVAC
- Proven ability to manage multiple projects and coordinate team efforts
- Hands-on capabilities combined with leadership, organization, and project management skills
- Administrative experience in budgeting, payroll, and reporting
- Excellent communication and problem-solving abilities
Nice to Have
- Trade certifications (HVAC, electrical, plumbing, or OSHA safety training)
- Experience with property management systems or maintenance tracking software
- Background in multi-family, commercial, or mixed-use property operations
- Strong analytical mindset for data-driven decision-making
